Qualifying Standards

Applications are reviewed in the order that they are received. Inaccurate or incomplete applications will be deferred. Qualifying Standards are the minimum requirements that a person must meet to be approved. There are no special exceptions for minimum requirements. Applicants that do NOT meet or exceed the Qualifying Standards set for the unit for which the applicant has applied will be declined. Below are examples of some Qualifying Standards.


level 1

Income: Income at least double rent price. Stable income for past 3 months and documentation to prove.

Credit: 450 or above

Eviction History: No evictions

Occupants Limit: Two people per bedroom (exceptions for children)

Criminal Background Check: No felonies (some exceptions)

Photo Identification: Passport, Military ID or State-Issued ID

Rental history: Provide at least one year of rental history and landlord reference (some exceptions)


level 2

Income: Income at least triple rent price (3 x rent). Stable income for past 3 months and documentation to prove.

Credit: 600 or above

Eviction History: No evictions

Occupants Limit: Two people per bedroom (exceptions for children)

Criminal Background Check: No felonies (some exceptions)

Photo Identification: Passport, Military ID or State-Issued ID

Rental history: Provide at least one year of rental history and landlord reference (some exceptions)


Level 3

Income: Income at least triple rent price (3 x rent). Stable income for past 3 months and documentation to prove.

Credit: 661 or above

Proof of funds: Security deposit plus First month rent

Eviction History: No evictions

Occupants Limit: Two people per bedroom (exceptions for children)

Criminal Background Check: No felonies (some exceptions)

Photo Identification: Passport, Military ID or State-Issued ID

Rental history: Provide at least one year of rental history and landlord reference (some exceptions)

Email all documentation needed to satisfy the qualifying standards to application@proleased.com. Applications maybe deferred if information or documentation is needed.

when going through the APPLICATION process, credit check are from “TransUnion”. The requirements are based on “TransUnion” scores. Other Credit Bureau are not used.

Co-signers are not allowed, unless the Units ADVERTISEMENT/listing states ‘co-signer allowed’.

Applicants that do not intent to live at the applied to unit will be declined.

Applicants maybe declined if they are not in good standing with a CURRENT lease agreement or they have not PROPERLY TERMINATED or ARRANGED to terminate any active lease agreements.

bank TRANSFERS/DEPOSITS from an INDIVIDUAL will not suffice as proof of incomes.

Each unit has a pet policy that may differ from other units.

Applicants that are not 18 or older will be declined

Applicants that are believed to have provided false information or a false identity will be declined.

Units are assigned a level before they are advertised for rent.


This is an example of “Qualifying Standards”. “Qualifying Standards” vary from company to company and from unit to unit. This is not the “Qualifying Standards” used by Proleased but is similar with some exeptions. Please contact a Proleased representative to get an units “Qualifying Standards”.
